Bodrum is the favorite place on the Southwest coast of Turkey for summer residences, hotels and similar touristic facilities. After the huge increase of interest to this area, the built environment started to threaten the natural one and many hard limitations had been created for new buildings. Yet Bodrum still attracts investors for creating high end tourism facilities.
This project is also one the many similar new high-end investments in the area located on both sides of the existing Kempinsky Hotel and Residences. According to the current zoning law, the left (PESKA residences) and right (AYSIR residences) lots are the only left lots that have building permissions in the close proximity of this area. Thus the land value is extremely high and the investors are also very careful not to spoil the natural environment on these lots for the sake of more profit.
Larger sized residences are designed in 16 separate building units. Each unit has to be placed carefully and separately in order not to block each others view. Each block has around 400sqm floor area but the number of residences varies according to the internal spatial design. Each separate unit has been designed with a similar volumetric interlocking system. which allows residents to experience sun, sea view and natural air ventilation and a dynamic spatial interior in each unit. The 16 separate units are covered with semi transparent skin as if they are hidden behind a veil. The transparency of this skin varies according to the functions in them but in total they serve for two major aims: one is to create subtle shades for the interiors in such a hot and sunny environment. Second, these veils help the large masses to be blended into the topography and natural habitat of the area.
